The short answer
Most owners do one of three things. They finance the build through Hearth and make a fixed monthly payment, they finance through their own bank or credit union, or they pay our standard milestone draw schedule, starting with 20% down. Some do a bit of both.
Option 1: Financing through Hearth
- No hard credit pull. Prequalify and see personalized monthly payment options in under two minutes. Checking will not affect your credit score.
- Competitive fixed rates. Hearth works with a network of top lenders, so you are comparing real offers instead of taking the first one.
- Fixed monthly payments. Know exactly what you owe each month, with zero prepayment penalties if you pay it off early.
- Sized for building projects. Financing built for a real construction project, not a maxed out credit card or a second mortgage.
Financing is provided by Hearth and its lending partners. Rates, terms and approval are set by the lender, not by Woodys.
Option 2: Your own bank or credit union
Plenty of owners finance through their own bank or credit union. We will give them whatever paperwork they need on the build.
Option 3: Pay as it goes up
Rather than one lump sum, the balance is split into draws tied to real progress: 20% at contract signing to lock in your build slot and put materials on order, then a draw at material delivery, at concrete, at framing, and a final draw when the barn is finished, inspected and yours. You are never paying ahead of the work.
